If you ever reach a point where you can buy a house or completely clear your debt, do it asap. A lot of people tell themselves they can always do it later. Then the market turns, they round trip everything, and suddenly they are forced to live through another full cycle in the same position they were trying to escape. That kind of regret hits much harder than people expect. Once you pull something real out of the game, everything changes a little. You can still invest, still trade, and still take risk, but the pressure is no longer the same. Because even if everything goes to zero after that, you still secured something permanent.
